Five Reasons To Choose An Independent Estate Agent

It’s often said that moving house is one of the most stressful experiences that you’ll go through in life. There are so many decisions to make, from which solicitors to use to which house to purchase. Not only that, but you’ve also got to deal with the hassle of selling your home, including hosting viewings, considering offers and negotiating a sale price.

Choosing the right estate agent is key when it comes to reducing the stress of selling your home. Whilst some estate agents offer to host your viewings and take the stress away, others take a hands-off approach, leaving you to navigate your way through the process somewhat alone.

When you’ve been looking for an estate agent to sell your home, you may have come across independent estate agents. But what is an independent estate agent and why should you choose one to sell your property?

In this article, I’m going to answer the question ‘what is an independent estate agent’, as well as explaining the five key reasons that you should choose an independent estate agent to sell your home.

What Is An Independent Estate Agent?

An independent estate agent is, well, independent. That means that we aren’t part of a big company, it’s a completely personal service between just us and our clients. Whilst this may seem totally different to what you expect from an estate agent, there are lots of benefits of opting to sell your home with an independent estate agent.

Let’s take a look at the top five reasons to choose an independent estate agent to sell your home.

1. Local Expertise

When you’re marketing a property, you can’t underestimate the value of local knowledge. If your estate agent is familiar with the local area, they’ll know exactly who is likely to buy your house and where that ideal buyer will be looking, meaning that they can tailor the marketing accordingly.

If an estate agent really understands the local area, they won’t just be reciting bus routes to your potential buyers. Instead, they will have a real working knowledge of the community of the area, enabling your estate agent to really sell the local area to your buyer.

As an independent estate agent, I only deal with properties that are in my local area. I am an expert when it comes to Rotherham and Sheffield, which enables me to effectively market properties in this area. I don’t just sell houses; I sell homes.

2. The Personal Service That You Deserve

Selling your home is a huge step, and not something that you’re likely to be taking lightly. You deserve personal service. That means someone that really knows you and your property inside out.

High street estate agents often have targets to meet, meaning that they will have a large portfolio of properties. This makes it difficult for them to really get to know the vendor behind the property or what the property has to offer.

Independent estate agents differ to this, only taking on a select range of properties. This enables the agent to really get to know both you and your property, so that they can put your needs first. If you want to feel like a valued customer, an independent estate agent may be the right choice for you.

3. By Your Side, From Start To End

When you think about the process of moving house, you probably think of the estate agent as being the person that markets your house and finds you a buyer. But what happens once an offer has been accepted on your property?

With a high street estate agent, this is the point at which the process hands over to the conveyancing solicitor. From the point onwards, the majority of your communication will be through your solicitor and your estate agent will be hands off. Unfortunately, not all solicitors are proactive which can lead to lengthy delays in the process.

An independent estate agent will remain by your side, guiding you through the process. This means that not only will they work tirelessly to find the right buyer for your home, but they’ll also help to progress your sale through the conveyancing process, until the day that you hand over your keys to the buyer.

4. A Stress Free Experience

Moving house can be a stressful experience, but independent estate agents can help to take some of that stress away by keeping the chain moving and ensuring that the lines of communication stay open throughout the process.

I update my clients on the progression of their sale every Wednesday, ensuring that they’re always in the loop. Solicitors are often busy working on several different cases at once, and vendors often feel like their property is being forgotten. By requesting weekly updates from all solicitors in the chain, I can help to ensure that things keep moving and that everything goes as smoothly as possible, helping to keep your stress levels to a minimum.

5. No Hanging Around On Hold

It’s frustrating when you want to get in contact with someone but you’ve got to go through a switch board or central office. You feel like you spend all of your time leaving messages and waiting for your contact to call you back, rather than just speaking to the person directly. This is often the case with high street estate agents, who work from busy offices and manage a wide portfolio of properties.

As an independent estate agent, I do things differently. I don’t have a central office or a switchboard. My clients have my direct mobile number, meaning that they can quickly get in contact with me whenever they need me.
