Where do I begin?

When you invite me out to look at the property you’re thinking of selling, my work begins long before I arrive.

I promise not to pluck numbers out of the air or give you advice based on what I think you want to hear. 

Instead, I research your individual property and how it compares to the local market at the time.

There is a lot of information available when you know where to look and how to analyse it correctly. I’ll then be able to bring all that with me and demonstrate to you what it all means.

At your property

When I arrive at your property, not only will I be on time, but I also won’t be wearing a cheap, shiny suit like the stereotype many have of estate agents!

Your time is precious, but selling a home is a serious undertaking. Years of experience have taught me that sitting down, getting to know one another before looking around the property together is the best process.

This time gives us both the opportunity to ensure that we will make an excellent team. You need nothing less than excellence for this chapter of your life.

After ‘the grand tour’ around your property, we will take a seat once more so we can discuss the finer details of the local property market in Sheffield, Rotherham, or the surrounding nearby areas. 

With this information, we can together identify the best marketing strategy for your property. Once the decisions are made, there is just a little bit of paperwork to get done, and then, I’ll leave you to enjoy the rest of your day.

After our appointment

The next stage is to get the social media ‘Sneak Peek’ video done and book the photographer to do the professional shots. If necessary, I can accompany the photographer to help with staging the property as well.

While I wait for the edited pictures and video to come back, I won’t be resting on my laurels. Far from it! I’ll be calling all the potential buyer clients that have registered with me over the years to tell them all about your property.

These phone calls can sometimes result in immediate viewings, prior to all the marketing materials even being ready. If they don’t, or the viewings don’t result in an offer, it gives us really useful feedback from the hottest buyers on the market.

We can use that feedback to guide our next steps with regards to the marketing and how we need to position the property when it goes live online.

Your potential buyers

In order to ensure that the potential buyers I’m speaking to are not going to waste your time, I take my time to fully qualify them. This means finding out about their situation and their requirements. It also means having their full details to keep your property safe and secure.

It’s much easier for you when I carry out the viewings myself because of the time I have already invested in building a relationship with them. I can direct the potential buyers according to their needs and wants when we are at the property. 

It also ensures that any feedback you receive is constructive and delivered thoughtfully. Sometimes, the general public can lack tact when faced with the homeowner themselves or, which is almost worse, be overly polite, so you never really know what they thought.

Offers & Conveyancing

It is a legal requirement that all offers are put forward to you, a requirement I take very seriously. So much so, any offer I receive on your behalf will be fully detailed.

You can then make decisions based on facts, not guesses. This increases the chances of securing a buyer that will go the distance. 

The third step of selling a property is arguably the most stressful and arduous. Conveyancers, or solicitors, have many hoops to jump through in order to enact a property sale. This can feel very frustrating as a seller.

My role throughout this period will be to be your mouthpiece at all times. I’ll liaise with those legal teams above or below you, if you’re in a chain, and help you understand what will happen next, each step of the way.
